Of the 13,500 square meters developed, half are designated for residential use, while the remaining portion is allocated for office space. The residential units include 60 lofts and 12 "urban villas" constructed on the flat roofs of the buildings, featuring large windows, terraces, or rooftop gardens.

Innovative techniques were employed for the project, such as ventilated walls with Alucobond cladding and low-emissivity windows equipped with electrically adjustable blinds ensuring low energy consumption. The specifications called for windows with high air/water/wind resistance. Additionally, an integrated system of windows and acoustic insulation wall was developed, primarily tested in the sample apartment.

The project entailed the complete demolition of internal structures over an area of 3,000 square meters to create an internal garden overlooked by residential units and offices. In that perspective, large windows were designed, favoring the use of slim-profile extrusions, with the aim of capturing the beauty of the garden and the surrounding light.

The reinforced concrete structure of the industrial building, covering a total area of 12,000 square meters, was preserved. On this structure, lofts and offices of various sizes were constructed, all facing the internal garden. Therefore, in the pursuit of the best solution in terms of cost-benefit balance, we were able to employ the top technical solutions available in the market, ensuring an elegant outcome essential for a luxury condominium.

Through the demolition of internal structures, space was reclaimed to create terraces on the roof, featuring ten villas with attached terraces offering a 360-degree panoramic view of the hill, city, and mountains. The rooftop villas, varying in shapes and sizes, are structures made of metal framework, clad in eco-friendly material, and fully customized with Alucobond paneling. Each panel on every facade of each villa was unique from the top: a significant effort in measuring, designing, and cutting and bending in the workshop. Even the sills of the villas' windows, as well as the side and upper folds of the windows, were crafted using Alucobond.
